Energy Efficiency: Practical Property Improvements

A cold room above a garage, condensation around bedroom windows or a boiler that seems to run constantly are not just everyday property frustrations. They are clues that energy efficiency may be costing more than it should. For owners, landlords and property managers, the right improvements can make a building more comfortable, cheaper to run and easier to market or let.

The best starting point is not to buy the first product advertised as a saving. It is to understand how the building performs now, where heat is being lost and what work is practical for its age, construction and planned use.

What energy efficiency means for a property

Energy efficiency is about using less energy to achieve the same level of warmth, lighting, hot water and day-to-day comfort. In a property, this usually comes down to three connected areas: the building fabric, the heating and hot-water system, and the way the building is used.

The fabric is the physical shell of the property - walls, roof, floors, windows and doors. If heat escapes quickly through these elements, even an efficient heating system has to work harder. Once the fabric is performing well, controls, heating upgrades and sensible use can make a meaningful difference.

This order matters. Replacing a boiler in a draughty, poorly insulated house may improve running costs, but it will not solve the underlying heat loss. Equally, fitting every possible measure is not always sensible. A well-maintained Victorian terrace, a modern flat and a large public building each need a different approach.

Start with the EPC and the building itself

An Energy Performance Certificate gives a useful snapshot of a property's energy performance. It records the construction, heating, lighting and insulation observed at the assessment, then produces an energy rating and recommendations based on the assessment methodology.

For a seller, the EPC is a required part of marketing a home. For landlords, it is also central to Minimum Energy Efficiency Standards. Commercial operators may need a Commercial EPC when a building is sold, let or constructed, while qualifying public buildings must display a valid Display Energy Certificate.

A certificate is valuable, but it should not be treated as a full renovation specification. It identifies likely opportunities and shows how the property compares, yet some improvements need further investigation before work begins. This is particularly true where there are damp issues, non-standard construction, heritage features or previous alterations.

For example, a recommendation for wall insulation may be worthwhile in one property but inappropriate in another without checking the wall type, exposure and condition. A qualified retrofit assessment can look in more detail at the home, the household's needs and how measures should work together.

Improve energy efficiency in the right order

The most dependable approach is often called a fabric-first approach. It means reducing unwanted heat loss before asking a new heating system to pick up the slack. The first jobs are usually straightforward: stop draughts, improve loft insulation where suitable and make sure existing insulation is not compressed, missing or damaged.

Windows deserve a balanced view. Replacing old single glazing can improve comfort and reduce heat loss, but replacement windows are a significant investment. In some cases, repairing frames, fitting draught-proofing or using secondary glazing may be a more proportionate option, especially in older properties or conservation areas.

Ventilation must be considered at the same time as airtightness. Blocking vents or sealing every gap without a ventilation plan can increase condensation, mould and poor indoor air quality. Kitchens and bathrooms need effective extraction, and any changes to a building should allow moisture to escape safely.

Once the property holds heat more effectively, look at heating controls. A programmable thermostat, thermostatic radiator valves and properly zoned heating can prevent energy being used in rooms that do not need it. Controls only help when residents understand them, so clear instructions matter as much as the equipment itself.

Heating-system upgrades can then be assessed on their merits. A modern boiler may suit some homes, while a heat pump can be an excellent option for others. Heat pumps generally work best in properties with lower heat demand and appropriately sized emitters, though every installation should be designed for the individual building rather than selected on headline claims alone.

Practical improvements that often make a difference

The right measures depend on the property, but several areas commonly deserve attention:

  • Loft insulation and insulation at roof level, where the roof construction allows it.

  • Draught-proofing to external doors, loft hatches, gaps around services and poorly fitting windows.

  • Heating controls that match daily routines and allow different areas to be heated separately.

  • Low-energy lighting, particularly where lights are used for long periods in communal or commercial areas.

  • Insulation to hot-water cylinders and accessible pipework, where appropriate.

These measures vary in cost, disruption and likely savings. Draught-proofing and controls can be relatively quick wins. Internal or external wall insulation is a larger project that may deliver more substantial benefits but requires careful design, good installation and attention to details around windows, roofs and ventilation.

For landlords, improvement plans should also consider void periods and tenant experience. Work that creates long disruption during a tenancy may need to be phased, while simple controls or repairs can sometimes be completed promptly. Keeping records of assessments, quotes, invoices and any exemption evidence is sensible where MEES obligations apply.

Commercial and public buildings need a wider view

In commercial premises, energy use is often driven as much by operations as by the building fabric. Long opening hours, server equipment, refrigeration, ventilation, lighting and occupancy patterns can all affect consumption. A Level 3 Commercial EPC identifies the building's asset rating, but managers should also look at actual bills and how the premises are being used.

A Display Energy Certificate works differently because it is based on operational energy use. For public buildings over 250 square metres that are occupied by a public authority and frequently visited by the public, a DEC may be a legal requirement. It can also highlight whether day-to-day energy use is higher than expected for a building of that type.

Simple operational changes can be worthwhile: checking time controls, avoiding heating or cooling empty areas, maintaining plant and reviewing lighting schedules. But there are limits. Turning systems down indiscriminately can affect staff comfort, building users and the condition of the premises. The aim is controlled, measured use rather than false economy.

Avoid costly mistakes before work starts

The cheapest quote is not always the lowest-cost outcome. Poorly installed insulation, unsuitable ventilation or an oversized heating system can create expensive problems later. Ask what the proposed work is designed to achieve, how it affects moisture management and whether follow-on work will be needed.

Older homes need particular care. Solid walls, suspended timber floors and traditional materials manage moisture differently from modern cavity-wall construction. Improvements should respect that construction. If a property has persistent damp, mould or unusual cold spots, find the cause before covering it with new finishes.

It is also worth checking the information used for an EPC is accurate. An assessor can only record what is visible or supported by suitable evidence at the visit. If insulation has been installed but cannot be evidenced, it may not be reflected in the rating. Keep installation certificates, invoices, specifications and photographs where available.

Turn assessment into a workable plan

A useful improvement plan is realistic, staged and tied to the property's future. If a roof replacement is planned in two years, it may make sense to coordinate insulation work with that project. If a landlord is refurbishing between tenancies, that can be a practical time to address heating controls, lighting and fabric repairs together.

Begin by confirming the current certificate position and arranging the appropriate assessment. Then prioritise urgent repairs, low-disruption measures and larger improvements that align with planned maintenance. For more complex whole-house work, a retrofit assessment and coordinated plan can help avoid one measure undermining another.
