DOMESTIC EPC's AT £60.00 - NO HIDDEN CHARGES JUST £60.00 FOR EVERY SIZED DOMESTIC BUILDING

Professional Energy Performance Certificates across East Midlands, Cambridgeshire and surrounding areas. Whether you're selling, letting or simply want to understand your property's energy performance, Kings Energy Hub can provide a professional EPC assessment.

The requirement for dwellings to have an EPC on construction, sale or rent was introduced using a phased approach from 6 April 2008

The EPC shows the energy efficiency rating (relating to running costs) of a dwelling. The rating is shown on an A–G rating scale similar to those used for fridges and other electrical appliances

The seller or landlord must provide an EPC free of charge to a prospective buyer or tenant at the earliest opportunity. A copy of the EPC must also be provided to the successful buyer or the person who takes up the tenancy

An EPC includes recommendations on how to improve the energy efficiency. There is no statutory requirement to carry out any of the recommended energy efficiency measures stated.

EPCs are valid for 10 years and can be reused as required within that period as long as nothing has changed within the building from the original assessment.

EPCs for dwellings must be produced by an accredited domestic energy assessor, who is a member of a government approved accreditation scheme.

WHO NEEDS AN EPC?

HOMEOWNERS - When selling your property or when preparing it for sale or rent. An EPC is a legal requirement when selling or letting a property.

LANDLORDS - When a rental property is being advertised for rent or if a tenancy is being renewed. It is a legal requirement that rental properties meet Minimum Energy Efficiency Standards.

FOR GOV GRANTS - The EPC is used to show how energy efficient a building is and is justification on releasing funding when available to help improve the efficiency rating of the dwelling.

REMORTGAGING - Some lenders have been shown to give better mortgage rates for more energy efficient homes.

WHAT DOES THE EPC ASSESSMENT INVOLVE?

An onsite NON INTRUSIVE visit is required to obtain information and evidence of how your dwelling is heated, lit and insulated. That information is then used to create the EPC on the government's accredited software

Property Construction - We record whether the property is constructed using stone, solid wall, metal, timber or cavity wall construction. We also record whether the walls are insulated or dry-lined and, where applicable, the wall thickness.

Roof and Loft insulation - A loft inspection would be required to see how deep the current levels of insulation are. If a flat roof or sloping ceiling is present, documentary evidence of insulation may be required to record the insulation levels. Otherwise, it may be assumed to be as-built.

Windows - These are visually inspected for age and glazing depth/construction and measurements are obtained.

Heating - The main heating system, secondary heating systems and fires are recorded. We also record how the main heating system is controlled.

Hot water - We record how the hot water is produced and whether any hot water storage tanks are insulated.

Lighting - All fixed lighting is assessed and recorded, including whether the lighting is low energy or not.

Renewables - Any new technology is recorded along with any documentary evidence that may be present.

Other information - We check whether smart meters are present and record the construction of floors and party walls. We also measure ceiling heights and the internal areas of the dwelling.
