​​Property Construction - We record whether the property is constructed using stone, solid wall, metal, timber or cavity wall construction. We also record whether the walls are insulated or dry-lined and, where applicable, the wall thickness.

Roof and Loft insulation - A loft inspection would be required to see how deep the current levels of insulation are. If a flat roof or sloping ceiling is present, documentary evidence of insulation may be required to record the insulation levels. Otherwise, it may be assumed to be as-built.

Windows - These are visually inspected for age and glazing depth/construction and measurements are obtained.

Heating - The main heating system, secondary heating systems and fires are recorded. We also record how the main heating system is controlled.

Hot water - We record how the hot water is produced and whether any hot water storage tanks are insulated.

Lighting - All fixed lighting is assessed and recorded, including whether the lighting is low energy or not.

Renewables - Any new technology is recorded along with any documentary evidence that may be present.

Other information - We check whether smart meters are present and record the construction of floors and party walls. We also measure ceiling heights and the internal areas of the dwelling.​

Photographic evidence may be required to support the information recorded during the assessment. Domestic Energy Assessors are subject to random audits by their accreditation bodies to ensure that assessments comply with the required standards.​​​​
